The items below are where projects most often stall. We raise them at survey stage, not halfway through.

Electrical safety

A satisfactory EICR is required at least every five years for rented property in England, with remedial work completed within 28 days of the report.

Energy efficiency

Minimum EPC standards continue to tighten. Insulation, heating controls and glazing are the measures that move the rating, and they are cheapest to install during a refurbishment.

Fire safety in HMOs

Detection grade and category, fire door specification, protected routes and emergency lighting all follow from the licensing authority's standard for your borough — which varies between London councils.

Licence to alter

Leasehold flats and commercial units almost always need the freeholder's formal consent before structural or service alterations. Start it early; it is slow.

A decoration and compliance refresh on a two-bedroom flat can be done inside two weeks. A full refurbishment including kitchen and bathroom is typically four to six. We commit to a date before we start.

Regularly. We can deal with the agent directly, work to their specification and reporting requirements, and invoice against agreed stages.

Yes, and it is one of the more useful things we do. We will walk the property with you and separate the work that will change the rent or the sale price from the work that only makes it nicer.

We carry out the physical works to the standard your borough requires and provide the certification. The licence application itself stays with you or your agent, but we make sure the property passes inspection.
