Bromley is the biggest London borough by land area and much of it is genuinely suburban — interwar and post-war semis and detached houses on wide plots with side access, garages and long gardens, through Petts Wood, West Wickham, Hayes and Orpington.
The consequence is that a great deal of what we are asked to do here proceeds under permitted development: substantial rear extensions, hip-to-gable loft conversions, garage conversions and outbuildings. Chislehurst, Beckenham and parts of Bromley itself add larger Victorian and Edwardian villas where the approach is more restoration than expansion.

Conservation areas cover Chislehurst, Petts Wood, Keston, Downe, Beckenham and parts of Bromley town. Established suburban streets also frequently carry restrictive covenants from the original developer, which are separate from planning and worth checking in the deeds.

Usually yes, and on Bromley stock it is often excellent value — the walls and roof already exist. Floor level, damp proofing, insulation and a new opening are the work. Check the deeds for covenants requiring off-street parking to be retained.
