Building, renovating and extending in Barnet

Barnet has more family housing with genuine development potential than almost anywhere else in London. Broad interwar semis through Finchley, Whetstone and Hendon, substantial detached properties in Totteridge and Mill Hill, and the mansion-block and villa stock around Golders Green all respond well to being extended upward or outward.

It is also a borough where the quality of the finish matters commercially. A poorly detailed dormer or a rear extension that does not sit properly against the original brickwork is visible, and it shows up in a valuation. We spend more time on matching materials here than almost anywhere else we work.

The housing stock in Barnet

The dominant type is the 1930s semi with a hipped roof, bay window and side access — the classic hip-to-gable and rear extension candidate. Around Hampstead Garden Suburb the stock shifts to carefully controlled Arts and Crafts housing under one of the strictest design regimes in the country. Finchley and Friern Barnet add late Victorian and Edwardian terraces, and Colindale and Grahame Park bring newer apartment stock where refurbishment and fit-out are the usual scope.

Planning in Barnet

Hampstead Garden Suburb is covered by both conservation area designation and a long-standing scheme of management, which means even modest external changes need consent and are assessed against detailed design guidance. Mill Hill, Totteridge, Monken Hadley and Church End have their own conservation areas. Elsewhere in the borough permitted development is often available, but Barnet's residential design guidance on extension depth, roof form and materials is worth reading before a design is committed to.

Planning note. Designations change, and two neighbouring streets can sit under entirely different rules. We confirm the conservation area status, any Article 4 direction and the relevant local policy for your specific address at survey stage — before any design work is paid for.

Local FAQs

Building in Barnet — common questions

It is possible but tightly controlled. The Suburb is both a conservation area and subject to a scheme of management held by the Hampstead Garden Suburb Trust, so you need consent from the Trust as well as the council, and designs are assessed in detail. Plan for a longer approval stage and a design-led approach.

A hip-to-gable loft conversion with a rear dormer on a 1930s semi, very often combined with a single-storey rear extension so the ground floor is opened up at the same time. Doing both together saves on scaffold, skips and disruption.

Yes — Edgware sits across the Barnet and Harrow boundary and we work both sides of it, as well as Mill Hill, Hendon and the whole of the north of the borough.
