Building, renovating and extending in Wandsworth
Wandsworth is largely built of late-Victorian terraces laid out in long, regular grids — the "Tonsleys", the "Toast Rack" in Balham, the Heaver Estate, Southfields' grid. Plots are consistent, back additions are consistent, and the projects that work are consistent too.
The upgrade path is well trodden: open the ground floor with a rear or side return extension, convert the loft with an L-shaped dormer, and refit the services throughout while the floors are up. We do a lot of it, and the value is in the detail rather than the concept.
The housing stock in Wandsworth
Late-Victorian and Edwardian two-storey terraces with rear back additions across Battersea, Balham, Tooting, Earlsfield and Southfields. Larger Victorian and Edwardian houses in Putney and around Wandsworth Common. Post-war estate housing in Roehampton, and significant new-build apartment development along the Nine Elms and Battersea riverside.
Precedent is strong, but conservation areas are numerous
Wandsworth has a large number of conservation areas including the Heaver Estate, Tonsleys, Wandsworth Common, Nightingale Triangle and much of Putney, with Article 4 directions restricting permitted development in several. Because so many neighbours have already extended, the council's expectations on depth, roof form and materials are well established and worth designing to from the outset rather than negotiating afterwards.
Planning note. Designations change, and two neighbouring streets can sit under entirely different rules. We confirm the conservation area status, any Article 4 direction and the relevant local policy for your specific address at survey stage — before any design work is paid for.

Local FAQs
Building in Wandsworth — common questions
It can be, outside conservation areas and within the size, height and materials limits. Many of Wandsworth's terraced grids are inside conservation areas though, so it needs checking for the specific address.
Substantial for around four to five months, but far less than doing them separately. One scaffold, one set of structural works, one making-good phase. Most clients stay in the property for the loft element and move out or camp upstairs for the ground-floor phase.
Yes. Matching the yellow stock and the red brick banding, and getting the mortar colour and joint profile right, is what stops an extension reading as an afterthought on this stock.
