Croydon covers a lot of ground and a lot of housing types. Dense Victorian and Edwardian terraces around Thornton Heath, Norbury and South Norwood; interwar suburbia through Addiscombe, Shirley and Selsdon; and larger detached properties on the hills towards Purley, Coulsdon and Sanderstead.

Conservation, licensing and slopes

Croydon operates borough-wide selective licensing for much of the private rented sector, which sets a compliance standard that any refurbishment for letting should be specified against. Conservation areas include parts of South Croydon, Addington Village, Waddon and the Webb Estate at Purley, the latter also carrying private covenants. The southern hills mean genuinely sloping sites where retaining structure and drainage design on rear extensions need proper attention.
