Work in the City is overwhelmingly commercial, and almost all of it happens around a building that is still operating. Access is through goods entrances at fixed times, noisy work is confined to defined windows, waste goes out the way it came in, and building management sign-off governs everything.

We take on office, studio, hospitality and retail fit-out and refurbishment here, plus residential work in the Barbican and the smaller pockets of housing around Smithfield and Aldgate. The construction is standard; the coordination is the job.

Predominantly commercial office and mixed-use buildings of every era from Victorian warehouse conversions through to modern towers, with residential concentrated in the Barbican Estate and scattered smaller developments. Much of the older fabric is listed or locally significant.

Working around a live building

Expect a permit-to-work regime, agreed noisy-works windows, out-of-hours access, restricted lift and loading bay slots, hot works permits and full RAMS documentation before anything begins. The Barbican Estate has its own detailed alteration rules for residents. None of it is unusual, but a contractor unfamiliar with the regime will lose weeks to it.
