Building, renovating and extending in Islington
Islington is the most consistently period borough we work in. Georgian and early Victorian terraces run through Barnsbury, Canonbury and Angel in near-complete streetscapes, and the great majority of the borough sits within a conservation area of some kind. The result is that almost every project here is an alteration to protected fabric rather than a free hand.
It is also physically constrained. Terraces are narrow and deep, there is no side access, parking is controlled everywhere and materials often have to be carried through the house. That is a logistics problem as much as a building one, and it is priced honestly rather than discovered in week three.
The housing stock in Islington
Georgian and early Victorian terraces of three and four storeys with lower ground floors, frequently converted into flats and now steadily being converted back into single houses. Later Victorian terraces through Holloway and Finsbury Park, warehouse and light-industrial conversions across Clerkenwell, and significant post-war estate housing throughout the borough.
Almost everything is in a conservation area
Islington has more than forty conservation areas covering a very large proportion of the borough, and a number of them carry Article 4 directions. In practice, assume that external alterations — windows, front elevations, roof form, railings — will need consent, and that the council will care about materials and detail. Lower ground floor and vault works, common here, need careful attention to damp, drainage and party wall obligations given how close neighbouring structures are.
Planning note. Designations change, and two neighbouring streets can sit under entirely different rules. We confirm the conservation area status, any Article 4 direction and the relevant local policy for your specific address at survey stage — before any design work is paid for.

Local FAQs
Building in Islington — common questions
Usually you do not. We work with a permitted skip bay where the council will licence one, and otherwise with bagged waste and scheduled grab lorry collections. It is slower and it costs more, and we price it in from the start rather than adding it later.
Yes, and it is one of the more common projects here. It involves reinstating the original plan and staircase, a full replumb and rewire, and usually building control involvement. Check the planning history first — some properties have conditions attached to the original conversion.
Often, but conservation area status and the closeness of neighbours mean it is nearly always a planning application rather than permitted development, and the design will be assessed on how it reads against the original rear elevation and the rhythm of the terrace.
