A great deal of the electrical installation in London housing stock predates the way we actually use a home. Rubber and early PVC cable, no earthing to lighting circuits, a fuse board with rewireable fuses, and a single socket per room feeding four extension leads. It is the defect most commonly missed by homeowners and most commonly flagged by a buyer's surveyor.

We carry out full and partial rewires, consumer unit upgrades, lighting design, EV charge point installation and EICR testing across Greater London, to BS 7671 and notified under Part P where required. Every job finishes with certification in your name — which is the document that proves the work was done properly, and the one your solicitor will ask for.

The items below are where projects most often stall. We raise them at survey stage, not halfway through.

Part P notification

New circuits, consumer unit replacement and work in special locations such as bathrooms are notifiable to building control. Uncertified work becomes your problem at the point of sale.

Landlord obligation

Rented property in England requires a satisfactory EICR at least every five years and at the start of a new tenancy, with a copy provided to tenants.

Supply capacity

An induction hob, an EV charger and an electric shower on an older 60A supply may need an upgrade from the distribution network operator. We identify it before you buy the appliance.

Rewiring and decoration

A rewire means chasing walls and lifting floors. It is done before plastering and decorating, not after — sequencing it late costs far more than the electrical work itself.

    Every circuit replaced, new consumer unit, new earthing and bonding throughout. Best done as part of a renovation, because it means lifting floors and chasing walls.

    Half a day

    Replacement of an old fuse board with a metal-clad unit with RCBO protection per circuit, including the testing needed to confirm the existing installation can safely carry it.

  3. 03Lighting design and installation

    Design led

    Circuit layout, dimming, scene control, and integration with smart systems — designed against the actual room plan rather than a grid of downlights.

  4. 04EICR and remedial work

    Landlords

    Periodic inspection and testing for homeowners, landlords and agents, with a clear schedule of C1, C2 and C3 observations and what each one actually requires.

    Charger installation with the supply capacity, load management and earthing arrangement checked properly for a London property.
