Building, renovating and extending in Harrow

Harrow is the heart of Metro-land, developed rapidly between the wars along the Metropolitan line. The result is street after street of well-built semi-detached and detached houses with hipped roofs, bay windows, side access and long rear gardens.

For a builder, this is close to ideal stock. The structural arrangements are familiar, the roofs convert predictably, and permitted development usually applies. Pinner, Stanmore and Harrow on the Hill add older and grander property under tighter control.

The housing stock in Harrow

1920s and 1930s semi-detached and detached suburban housing dominates across Rayners Lane, North Harrow, Kenton, Belmont and much of Harrow. Older village and Georgian stock at Pinner and Harrow on the Hill, and larger detached property around Stanmore and Hatch End. Post-war housing and newer apartment development around Wealdstone and Harrow town centre.

Conservation areas and consistent design guidance

Conservation areas include Harrow on the Hill, Pinner Village, Hatch End, Stanmore Hill and several of the better-preserved interwar estates, where permitted development may be restricted. Harrow Council applies fairly consistent residential design guidance on extension depth, roof form, side space to the boundary and materials, which makes outcomes here more predictable than in many boroughs provided the design respects it from the start.

Planning note. Designations change, and two neighbouring streets can sit under entirely different rules. We confirm the conservation area status, any Article 4 direction and the relevant local policy for your specific address at survey stage — before any design work is paid for.

Local FAQs

Building in Harrow — common questions

It is the single most common project we do in the borough. The 1930s hipped roofs here convert well, and combined with a rear dormer typically yield a double bedroom plus an en-suite. Outside conservation areas it usually falls within permitted development volume limits.

Often. Side extensions on this stock are restricted to half the width of the original house under permitted development, and councils including Harrow generally expect a set-back from the front elevation and a subordinate roof. A wrap-around combining side and rear is a common and effective solution.

Yes. Edgware straddles the Harrow and Barnet boundary and we work both sides, along with Stanmore, Hatch End and the north of the borough.
