Barking and Dagenham is defined by the Becontree Estate, built in the 1920s and 1930s as the largest public housing development in the world. Tens of thousands of broadly similar houses, now largely in private ownership, with the same layouts, the same construction and very often the same opportunities.

Many properties here were bought under right to buy, and it is worth checking the deeds for restrictive covenants, retained freeholder consent requirements or shared drainage and access arrangements before designing an extension. Original construction quality varies across the estate, and cavity wall insulation retrofitted later has sometimes been done poorly — both are worth establishing at survey.
