Most plumbing complaints in London homes are system problems wearing the disguise of a component problem. A shower that has never been strong is usually a gravity head issue, not a bad shower. A radiator that will not heat is usually a balancing or sludge issue, not a faulty valve. Replacing the component is quick, cheap and frequently pointless.

We install and rework whole systems — full replumbs during renovation, unvented cylinders, boiler and system upgrades, underfloor heating and the pipework that serves new kitchens, bathrooms and extensions. Gas work is carried out by Gas Safe registered engineers and certified, and every system is flushed, balanced and commissioned rather than simply filled and switched on.

Diagnosed before quoted

Flow rate at the main, static and dynamic pressure, and the existing system type measured before we recommend anything. It takes twenty minutes and saves thousands.

Systems commissioned

Power-flushed, dosed with inhibitor, filter fitted, radiators balanced and flow temperatures set — the difference between a new boiler and a new boiler that works.

Pipework planned

Runs set out to avoid notching joists badly, insulated where they pass through cold voids, and left accessible at valves and connections.

Gas Safe certified

All gas work carried out and certified by registered engineers, with building control notification where required.

What we check first

The items below are where projects most often stall. We raise them at survey stage, not halfway through.

Incoming main

An unvented cylinder needs a decent flow rate at the stopcock. Many older London properties still have a lead or narrow-bore supply that will not deliver it.

Heat loss

Radiator sizing and boiler output should follow a room-by-room heat loss calculation, especially after insulation work or a new extension.

System water quality

Fitting a new boiler to an old, sludged system without a proper flush voids most manufacturer warranties and kills the heat exchanger.

Floor build-up

Underfloor heating changes floor levels and therefore door heights and thresholds. It is designed in early, not discovered at second fix.

    All hot, cold and heating pipework renewed during a renovation, sized correctly for the outlets rather than inherited from a 1970s layout.

    Fixes pressure

    Mains-pressure hot water throughout, correctly sized to the number of bathrooms, with discharge arrangements and annual serviceability designed in.

  3. 03Boiler and system upgrades

    Combi, system or heat-pump-ready upgrades with the heat loss actually calculated rather than the new boiler matched to the size of the old one.

  4. 04Underfloor heating

    Extensions

    Wet UFH in screed or low-profile panels for extensions and renovations, with zoning, manifold siting and floor build-up planned against the finish.

  5. 05Bathroom and kitchen first fix

    Supply and waste set out to the design, pressure-tested before anything is covered up.

  6. 06Soil, waste and drainage

    Stack relocation, new waste runs at correct falls, air admittance valves where venting is not possible, and connection into the existing system properly.

Almost always because a gravity-fed tank in the loft gives you around 0.1 bar per metre of height, and there is not enough height above a first-floor shower. The fix is an unvented cylinder, a mains-pressure combi or a pump — decided by the flow rate at your incoming main.

Our plumbing work is installation and system work planned as part of a project. For a burst pipe at midnight you need a dedicated emergency service, and we will say so rather than leave you waiting.

Yes, using low-profile systems where floor height is limited, or in screed where a floor is being rebuilt anyway. Insulation underneath matters as much as the pipework above it.

Yes. Gas work is carried out by Gas Safe registered engineers, tested and certified, with a copy of the certificate handed over on completion.
