Building, renovating and extending in Hillingdon
Hillingdon is mostly suburban and comparatively low density. Ruislip, Ickenham, Eastcote and Northwood are interwar and post-war housing on wide plots, frequently detached, with garages and gardens that leave genuine room to build.
The catch is designation. A large proportion of the borough is Green Belt, and Heathrow brings its own constraints on the southern edge including noise, height and safeguarding considerations. Both are checked at the outset, because both can change what is possible fundamentally.
The housing stock in Hillingdon
Interwar and post-war semi-detached and detached suburban housing across Ruislip, Ickenham, Eastcote, Hillingdon and Uxbridge, with larger detached property in Northwood. Older village stock at Harefield and Ruislip village. Mixed Victorian, interwar and post-war housing through Hayes, Yiewsley and West Drayton.
Green Belt, Heathrow and conservation
Substantial parts of Hillingdon are Green Belt, particularly to the north and west, where extension size is far more restricted than standard permitted development allows and outbuildings are closely controlled. Areas near Heathrow are affected by noise designation and aerodrome safeguarding, which can influence glazing specification and building height. Conservation areas include Ruislip Village, Harefield, Ickenham, Northwood and parts of Uxbridge.
Planning note. Designations change, and two neighbouring streets can sit under entirely different rules. We confirm the conservation area status, any Article 4 direction and the relevant local policy for your specific address at survey stage — before any design work is paid for.

Local FAQs
Building in Hillingdon — common questions
Much of the north and west of Hillingdon is. Green Belt designation restricts extension size well below the standard permitted development allowances and controls outbuildings tightly, so establishing it is the very first step.
It can. Noise contours affect the glazing and ventilation specification that will be required, and aerodrome safeguarding affects height near the airport. Neither usually prevents a domestic extension, but both need checking.
Yes, across the whole borough — from Northwood and Harefield in the north down to Hayes and West Drayton in the south.
