Greenwich town centre sits within a UNESCO World Heritage Site, and the controls reflect it — this is one of the most tightly protected parts of London to build in. Blackheath and Westcombe Park add Georgian and Victorian stock of similar sensitivity.

Move south and east and the picture changes completely. Eltham, Kidbrooke and parts of Charlton and Plumstead are interwar and post-war suburban housing with side access and proper gardens, where the standard extension and conversion routes are readily available.

The Progress Estate in Eltham is a conservation area of national significance with strict controls on windows, roofs and external materials. Elsewhere in Eltham and Kidbrooke, standard permitted development is generally available.

The estate is a conservation area with detailed controls on external alterations, particularly windows, doors, roofs and render. Sympathetic extensions have been approved, but not as permitted development and not without careful design.

Outside the designated estates, Eltham is largely straightforward interwar semi-detached stock with hipped roofs and side access — good candidates for hip-to-gable conversions and rear extensions under permitted development.
