A whole-house renovation is not a collection of small jobs. It is one programme with a strict sequence — strip out, structure, first fix, plaster, second fix, decoration — and the projects that go wrong are almost always the ones where different trades were booked by different people and arrived in the wrong order.

We take the whole thing. Structural alterations, a full rewire and replumb, new heating, kitchen and bathrooms, joinery, plastering and decoration, finished and certified. You get one programme, one price breakdown, one number to call, and nobody who can blame the last trade for the state of their work.

Consultation

We sit down with you and your planning representatives to turn a rough idea into a defined brief — what is possible, what it is likely to cost, and what the realistic programme looks like.

Survey

A full measured survey of the property. We check structure, services, drainage, party wall implications and access before a single figure goes on paper.

Design

We collaborate with your architect, structural engineer and consultants through drawings, building regulations and planning so the design is buildable as well as beautiful.

Build

Qualified, directly-employed craftspeople on site to an agreed programme, with a single point of contact, weekly progress updates and a clean, protected site throughout.

Completion

Snagging walked with you room by room, certificates and guarantees handed over, building control sign-off, and a site left cleaner than we found it.

What a full renovation typically covers

Scope is set at survey. Most whole-house projects include some version of all of the below.

  1. 01Strip out and structure

    Weeks 1–4

    Soft strip back to brick and joist where needed, removal of previous poor alterations, new openings, steels, and repair of anything the strip-out exposes.

  2. 02Full rewire

    First fix

    New consumer unit, new circuits throughout, data and lighting design, and an EICR-grade installation certificate at the end.

  3. 03Replumb and heating

    First fix

    New boiler or cylinder, new pipework, rebalanced radiators or underfloor heating, and all wet areas re-run rather than patched.

  4. 04Kitchen and bathrooms

    Second fix

    Templated, fitted and tiled by our own team, with the services already set out to suit the design rather than the other way round.

  5. 05Joinery and finishes

    Finish

    Fitted wardrobes, alcove units, staircases, doors and architrave, then plastering, decoration and flooring to complete.

We tell you at the outset whether the house is liveable during the works and for which weeks it is not, so you can plan rather than find out.

Period detail retained

Cornice, architrave, skirting profiles and original floors recorded and matched rather than stripped out because matching is slower.

The items below are where projects most often stall. We raise them at survey stage, not halfway through.

Asbestos survey

Any property built or altered before 2000 needs a refurbishment and demolition survey before strip-out. It is a legal requirement, it is not expensive, and finding it later is.

Damp diagnosis, not damp treatment

Most London damp is a failed gutter, a bridged cavity or a blocked sub-floor vent, not rising damp. We diagnose before anyone sells you an injected course.

Listed and conservation constraints

Internal alterations to a listed building need consent even where nothing is visible from the street. We will tell you where the line is.

Contingency

We recommend holding ten to fifteen per cent of the contract value for a period property. On a house that has been altered badly before, more.

On a whole-house project involving a rewire and replumb, generally not for the middle portion — there will be weeks without power, water or heating in most rooms. We phase the programme wherever a property allows it and tell you the honest decant window at survey.

Against an agreed schedule of stage payments tied to completed milestones, never a large deposit up front. Variations are priced and signed before they are carried out.

We work with your architect and interior designer, and we can introduce you to practices we have delivered with. Our value is that we are involved early enough to tell you what a drawing will actually cost to build.

Workmanship is warranted, manufacturer guarantees on products are registered in your name, and notifiable electrical and gas work is certified through the relevant competent person scheme.
