Building, renovating and extending in Redbridge
Redbridge is largely a product of the interwar suburban expansion, and it shows in the housing: wide semis and detached houses with hipped roofs, side access, and back gardens long enough that a rear extension barely registers against the plot.
That means permitted development goes further here than in most of London, and a great many projects can proceed without a planning application at all. Wanstead and Woodford add larger Edwardian and Victorian villas, where the work is more often sympathetic renovation than expansion.
The housing stock in Redbridge
1920s and 1930s semi-detached and detached suburban housing across Barkingside, Clayhall, Gants Hill and much of Ilford. Larger Victorian and Edwardian villas through Wanstead, Snaresbrook and Woodford. Post-war housing and newer apartment development around Ilford town centre and Hainault.
Good permitted development headroom
On a typical detached Redbridge property, permitted development allows a single-storey rear extension of up to four metres, extendable to eight under the larger home extension prior approval route, plus up to fifty cubic metres of added roof volume for a loft conversion. Wanstead, Woodford Green and Snaresbrook contain conservation areas where those rights are curtailed, and Epping Forest land adjoining parts of the borough brings additional considerations.
Planning note. Designations change, and two neighbouring streets can sit under entirely different rules. We confirm the conservation area status, any Article 4 direction and the relevant local policy for your specific address at survey stage — before any design work is paid for.

Local FAQs
Building in Redbridge — common questions
On a detached house under permitted development, up to four metres, or up to eight metres through the larger home extension prior approval process which includes a neighbour consultation period. Semi-detached and terraced properties are three and six metres respectively. Conservation areas are excluded.
On a hipped 1930s roof it is usually the difference between one cramped room and two proper rooms plus a bathroom. Combined with a rear dormer it produces the largest volume available on that house type.
Yes, across the whole borough. Work around Ilford and Goodmayes tends more towards renovation, landlord refurbishment and conversions, reflecting the different housing mix.
