Hackney packs an unusual amount of variety into a small borough. Georgian terraces around De Beauvoir and Clapton, extensive Victorian stock through London Fields, Dalston and Stoke Newington, and a large stock of former industrial and warehouse buildings that have been converted to residential and studio use.

The two projects we are asked for most here are the side return infill on a Victorian terrace and the loft conversion above it. Both are constrained by narrow plots, no rear access and close neighbours — and both are transformative when the structural design and the glazing are resolved properly rather than value-engineered.

The housing stock in Hackney

Victorian and early Edwardian terraces with rear back additions across most of the borough, Georgian terraces in De Beauvoir and parts of Clapton, warehouse and light-industrial conversions around Shoreditch, Hoxton and Hackney Wick, and significant post-war estate housing throughout.

Conservation areas and Article 4

Hackney has extensive conservation area coverage including De Beauvoir, Clapton Square, Stoke Newington Church Street, London Fields and much of Shoreditch, with Article 4 directions removing permitted development rights in several. Front elevations, windows and roof alterations are scrutinised. Warehouse conversions bring their own issues: existing structure of unknown capacity, poor thermal performance and services never designed for residential loads.

Yes. The important first step is establishing what the existing frame and slab can actually carry, because drawings rarely exist. We bring in a structural engineer to survey before anything is designed around it.

Rarely. We work with permit-controlled bays where the council will issue them, bagged waste and scheduled collections. It is priced in at quotation stage.
