All 33 London boroughs plus the immediately surrounding counties. Our office is in Enfield in North London, so North and East London are our busiest areas, but we work across the whole of Greater London.
Yes. We visit the property, survey what is actually there, and provide a written, itemised quotation. We do not price significant work from photographs or a phone description, because quotes produced that way are the ones that change later.
Yes — we hold public liability insurance and can provide certificates on request. We are also CSCS and CITB certified and a vetted Trust A Trader member.
Against an agreed schedule of stage payments tied to completed milestones, not a large deposit up front. Any variation to the scope is priced and agreed in writing before it is carried out.
We work alongside your architect and structural engineer on the technical content, liaise with building control and arrange the staged inspections. Where you do not have a designer we can introduce you to practices we have built with before.
For most single projects, yes — loft conversions and extensions in particular. For a whole-house renovation involving a rewire and replumb there will usually be a period where it is not practical. We tell you honestly at survey rather than after you have committed.

Our workmanship is warranted and manufacturer guarantees are registered in your name. If something needs attention after handover, you call the same number you have used throughout the project.
A rooflight conversion is typically six to eight weeks on site. A rear dormer runs eight to twelve weeks, and a hip-to-gable with dormer or a mansard twelve to sixteen. Design, planning and party wall notices sit in front of that and are usually the longer part of the timeline.
More on Loft ConversionsAs a planning figure, a good-quality single-storey rear extension in London generally lands somewhere in the region of £2,200 to £3,200 per square metre before VAT, kitchens and glazing, with side returns at the higher end because of the structural work involved. The only number worth acting on is one written after a survey of your property.
More on House ExtensionsOn a whole-house project involving a rewire and replumb, generally not for the middle portion — there will be weeks without power, water or heating in most rooms. We phase the programme wherever a property allows it and tell you the honest decant window at survey.
More on Complete RenovationsYes, within reason. A chimney repair, a section of repointing or a drainage investigation is worth doing properly, and small jobs are how most of our long-standing clients first found us.
More on General BuildingYes, and a large share of our kitchen work is exactly that. We will check the plan against the room before anything is unwrapped, because that is when a problem is still cheap to fix.
More on Kitchen RenovationsTwo to three weeks for a replacement in the same position, three to four for a wet room or a reconfigured layout. Tanking and screed need curing time that cannot sensibly be rushed.
More on Bathroom RenovationsBoth, depending on the piece. Carcasses and doors are made off site for accuracy and finish; scribing, fitting and anything that has to follow the shape of an old wall happens on site.
More on Carpentry & JoineryWe can supply at trade rates or work with what you have chosen. Either way we will advise on the correct system for the surface, which matters more than the brand on the tin.
More on Decorating & PaintingIt scales with the number of rooms, circuits and accessories, and with how accessible the floors are. A three-bedroom London terrace is commonly a five to eight working-day job for the electrical element. We price against a schedule of the actual circuits and points, not a per-bedroom guess.
More on Electrical ServicesAlmost always because a gravity-fed tank in the loft gives you around 0.1 bar per metre of height, and there is not enough height above a first-floor shower. The fix is an unvented cylinder, a mains-pressure combi or a pump — decided by the flow rate at your incoming main.
More on Plumbing & HeatingDirection of the floor joists above, thickness of the wall, whether it continues through to the floor below and whether anything is built off it. It is checked on site and confirmed by an engineer, never assumed from the ground floor alone.
More on Structural WorkA decoration and compliance refresh on a two-bedroom flat can be done inside two weeks. A full refurbishment including kitchen and bathroom is typically four to six. We commit to a date before we start.
